A condominium, or condo for short, is a type of residential property that is individually owned while the common areas and shared amenities are collectively owned by all unit owners. Living in a condominium also means sharing walls and common areas with neighbors, and abiding by the rules and regulations set forth by the association. Condominiums can be single-level or multi-level. When you own a condo, you own the interior of your unit and have a shared interest in the common areas of the building or complex, such as hallways, elevators, and parking garages. Condos may also have shared amenities like a fitness center, swimming pool, or clubhouse, which are maintained by the homeowner's association (HOA) through monthly fees paid by the unit owners.

 A townhome is a type of residential property that shares one or more walls with adjacent units and is usually multi-level. They are designed to resemble traditional row houses found in older urban areas. Townhomes can be either attached or detached, with attached townhomes sharing walls with neighboring units and detached townhomes standing alone.  They offer the benefits of homeownership without the maintenance responsibilities that come with owning a single-family home. They can be found in a variety of settings, from urban to suburban areas.  Townhomes typically have their own entrances and private outdoor spaces such as a small yard, balcony or patio. They may also have a garage or designated parking space. Many townhomes have amenities such as swimming pools, fitness centers, and community gathering spaces that are shared by the residents. 

Differences between Townhomes and Condominiums

Townhomes and condominiums are both types of residential properties, but they differ in terms of ownership, structure, and amenities. Here are some key differences:


  1. Ownership: When you buy a townhome, you own the structure and the land it's built on. In a condominium, you own only the interior of the unit and share ownership of the common areas and the building with other unit owners.
  2. Structure: Townhomes are typically multi-level homes that share one or more walls with neighboring units, while condominiums can be single-level or multi-level units that can be located in a high-rise building or in a complex of smaller buildings.
  3. Amenities: Both townhomes and condominiums can offer a variety of amenities such as swimming pools, fitness centers, and parking facilities. However, townhomes usually have more outdoor space, like a yard or patio, while condos may have more indoor amenities like a communal lounge or recreation room.
  4. Fees: Both townhomes and condominiums may have monthly fees to cover maintenance of shared areas, but the fees for condos are generally higher because they cover the maintenance of the building exterior, common areas, and amenities.
  5. Rules and regulations: Condominiums often have stricter rules and regulations in place regarding noise, pet ownership, and other activities, as they are governed by a homeowner's association. Townhomes may also have a homeowner's association, but the rules and regulations may be less strict.
